The 40 yard container in Bentonville
The 40 yard is our largest roll-off container, built for maximum volume and fewer swap-outs. Commercial renovations, new builds and major demolition, full-home remodels, warehouse and office cleanouts, commercial roofing and large event cleanup — that is where it lives. It holds about 40 cubic yards, roughly twelve pickup truck loads or 230 to 250 standard 33-gallon bags.
It is bulky and mixed debris that justifies the 40: drywall, framing, fixtures, racking, pallets, packaging and roofing debris on larger projects. The footprint is the same 22 by 7.5 feet as a 20 or 30, but at eight feet tall it is usually loaded by a crew — contractors and developers on big jobs, property managers on multi-unit work, business owners clearing a warehouse.
Space needed
a flat, solid spot about 22 feet long and 8 feet wide on a lot or job site (pavement or a pad, not grass), about 60 feet of clear approach for the roll-off truck to back in (more if it has to turn), and about 25 feet of clearance overhead, free of power lines and branches
Construction, demolition and big commercial jobs
Big jobs come with local rules about containers on site. Centerton requires a covered container of at least 50 cubic feet on every building site before a temporary electric meter is approved (§ 5.05.02), and a demolition permit there requires a 20-yard minimum dumpster on site (§ 11.20.03(F)). Springdale wants the general contractor to provide trash containment of at least five cubic yards by the first required inspection (§ 102-10), Cave Springs has a similar rule for construction sites (§ 52.08), and in Tontitown construction containers are to be emptied by a hauler licensed by the Boston Mountain Solid Waste District (§ 53.09).
Demolition comes with state paperwork. For any building other than a residential one with four or fewer dwelling units, Arkansas requires an asbestos inspection before demolition or renovation (20 CAR § 860-105) and written notice to the Division of Environmental Quality at least ten working days before any demolition, even if no asbestos is present (§ 860-201(a)). Asbestos never goes in a roll-off. On the road, Arkansas law requires every load to be built or loaded so nothing drops, sifts, leaks or escapes (Ark. Code § 27-35-110(a)), and the Benton County District wants open loads tarped above 35 mph.
Access and placement for a 40 yard
The truck needs about 60 feet of clear approach — more if it has to turn — about 25 feet of clearance overhead, and flat, solid ground such as a paved lot or a pad. On a job site we place it where the crews can work around it, on protective boards on request. A 40 in a public way is a different question. Arkansas law holds state highway right-of-way "inviolate for state highway purposes" and allows no encroachments in it (Ark. Code § 27-67-304), and we found no ArDOT permit for a container, so a container never goes in the right-of-way of I-49, US-71, US-62, US-412, AR-12, AR-72, AR-102 or AR-112. On a Bentonville street, a City right-of-way permit is needed for any work in the public right-of-way (§ 50-721), § 82-120 makes it an offense to obstruct a street, alley or sidewalk, and a truck over three tons may park on a street only while loading or unloading - in residential zones only between 7 a.m. and 9 p.m. (§ 94-63). So the driveway comes first. Elsewhere the street rule is written down too: Rogers wants a ROW Use Permit before a dumpster goes in a street, right-of-way or public parking space, with a site plan and a traffic control plan for work in the street; Lowell bars obstructing any street or sidewalk (§ 22-5), so a Lowell container stays on the property; Springdale bars putting refuse or building materials on a street (§ 110-3); Siloam Springs bars obstructing streets and rights-of-way unless the administrator grants a written variance (§ 86-3); and Pea Ridge bars parking trucks over 6,000 lb on any street that is not a marked truck route (§ 8.08.01(E)). Each city page says what that city asks for.
Suitability
Is the 40 yard the right size for you?
Rough working figures. Weight, not volume, is what usually decides.
Choose the 40 yard for
- Commercial renovations
- New builds and major demolition
- Full-home remodels
- Warehouse and office cleanouts
- Large event cleanup
Pick a different size for
- Heavy-only loads — concrete, dirt and brick go in a 10 or a split load
- Small jobs (you would pay for unused space)
- Sites without truck access and overhead clearance
- Asbestos, oil, paint, fuel or medical waste
Placing a 40 yard container in Bentonville
It needs a flat, solid spot about 22 feet long and 8 feet wide on a lot or job site (pavement or a pad, not grass), about 60 feet of clear approach for the roll-off truck to back in (more if it has to turn), and about 25 feet of clearance overhead, free of power lines and branches. The driveway comes first. In Bentonville, City Code § 42-80 says: "No pickups or hauling of refuse shall be made except by city-owned or authorized vehicles. Authorized vehicles shall be those as to which the owner has a written contract with the city." Homes and businesses use the City's collection service, run by a contractor under a City contract (§ 42-71), and we found no City page that mentions roll-offs or construction debris. So we check the City's requirements and the placement with you before booking. On a Bentonville street, a City right-of-way permit is needed for any work in the public right-of-way (§ 50-721), § 82-120 makes it an offense to obstruct a street, alley or sidewalk, and a truck over three tons may park on a street only while loading or unloading - in residential zones only between 7 a.m. and 9 p.m. (§ 94-63). 40 Yard Dumpster — questions we get asked
Not covered here? Call (479) 364-6745 and ask.
Will a 40 yard dumpster fit on a residential property?
Its footprint is the same as a 20 or 30 — about 22 by 7.5 feet — so with the truck approach it can go on some residential properties, but at eight feet tall it is a lot of box for a house. For most homes a 30, or a 20 with swaps, is the better fit. Ask and we will say which.
How do you load a 40 yard?
Usually with a crew. The walls are about eight feet high, so hand loading from the ground is slow. Load evenly across the container and keep debris below the top rail so the tarp closes securely.
Can I put concrete in a 40 yard?
Not as the main load. Usually 5 to 6 tons is included, and concrete, soil or brick reach that at a fraction of the volume. For heavy material, book a 10 yard or ask for a split-load plan.
Do you offer swaps on long jobs?
Yes. We rotate containers as scheduled so the crew never stalls, and contractors can ask about project rotations, PO billing and site-specific notes. Tell us the scope and expected duration and we quote the whole job.
